Construction Management and Tenant Finish Out

With our dedicated team of managers and consultants, TMC is available to oversee any type of construction on a client's property including maintenance, remodeling, and tenant finish-out. TMC can, on behalf of the client, solicit bids, negotiate preferred pricing, oversee contractors and trades, and consult on necessary government permits. Throughout the process, our managers will report progress to the client and provide consultation on any decisions that need to be made. Our local knowledge and contacts enable us to make construction projects as hands-off as possible for our clients.

Development Services

In addition to our ongoing maintenance services, TMC also provides Development Services to off-site developers or end-users. Our Development Services plan is tailored to the needs of the individual project, but generally TMC will oversee the building of retail or office projects including build-to-suits from pre-development, zoning, and site plan approval through final building delivery. Through the development of many previous projects, TMC can source bids for construction, architecture, and engineering as well as utilize our contacts with local governments and the TX Department of Transportation in order to ensure a seamless project delivered on time and on budget for the end user. Our history of successful local development projects allows us to leverage our experience to provide the best possible development service for our clients.

Property Tax Management

Through our dedicated consultant Bill Schopper, TMC is able to provide Property Tax consultation to clients and can in some cases protest high tax appraisals in order to keep our clients property taxes as low as possible. This service gives our clients a distinct advantage because lower taxes mean lower NNN costs to the tenant, thereby giving many of our clients a lower effective rental rate than the competition. Property Tax consultation and protest is especially important in Texas where property taxes are roughly 3% of appraised value; meaning that a small increase in appraised value can add significantly to the expenses of a property.
